Palatine Is the Biggest Town We Cover — and the Most Varied

Palatine is by a wide margin the largest town in our service area. Around 68,000 residents, a real downtown with a Metra station on the Union Pacific Northwest line, Harper College on the west side, and Deer Grove Forest Preserve wrapping the north. The housing stock runs from 1900s frame homes near the train tracks to 2020s new construction along Lake Cook Road, with every era in between. Palatine Has More Variety Than a Template Can Handle

Palatine covers more ground and more housing eras than any other town we serve. A single residential block can have a 1940s frame house with an original 4-inch driveway, a 1970s ranch with an apron that's been patched twice, and a 2015 new-build with a three-car slab and a pool deck out back. The estimate process has to account for that variety, which is why we don't reuse measurements or assumptions from one Palatine job to the next the way we might between neighboring ranch homes in another town.

The downtown Palatine area around the Metra station and the restaurant row is some of the most interesting concrete work we see. Narrow lots, tight setbacks, mature parkway trees with roots that have pushed pavers and slabs out of true, and limited curb access for the ready-mix truck. Jobs downtown need as much time on layout and access planning as on the pour itself. The north side of Palatine, up toward Deer Grove Forest Preserve and Lake Cook Road, is a completely different territory. Bigger lots, longer private driveways, and homeowners investing in stamped or exposed-aggregate finishes that would be out of scale on a smaller inner-village lot.

Permits run through the Village of Palatine. Residential driveway and walk replacements are routine paperwork. Patio and foundation jobs may involve setback or lot-coverage review depending on where you sit, and we handle that conversation with the village so the homeowner doesn't have to.
