The blocks around downtown and the Metra station have some of the oldest residential concrete anywhere in our service area — 1920s and 1930s bungalow-era front walks that are still holding together well past their design life. When we tear those out we often find no reinforcement at all and barely any subgrade prep, just a thin slab poured on native clay and expected to last a century. It usually did, until it didn't. The replacement goes in with proper stone base, expansion at the house wall, and rebar or mesh where it wasn't before.

North of Irving Park Road, Roselle looks more like a typical late-20th-century NW Chicago suburb. Bigger lots, longer driveways, and original pours from the 1980s and 1990s that were built to a better spec from the start. Failures on that side of the village are usually drainage-related rather than age-related.
