Concrete Driveways
Tear-out and replace on 1960s through 1980s Carol Stream subdivision driveways that have aged out. New construction pours on infill lots and widenings where a third-car garage was added later.
Subdivision driveways, patios, and front walks across Carol Stream — poured by one crew, one spec, one permit filing in DuPage County.
Carol Stream is one of the few towns in our service area that sits entirely inside DuPage County — no Cook County border, no tri-county juggling, no confusion about which office to file with. For a concrete contractor that means the permit path for every Carol Stream job goes the same way every time, which is boring but valuable. Boring is how you keep inspection calls on schedule and how a framer on an addition doesn't lose a week waiting for the wrong county to sign off on a footing.
We cover Carol Stream from our Schaumburg home base and work the village regularly. The residential part of the village was developed mostly between the early 1960s and the mid-1980s, which means a huge share of our calls here are on driveway slabs that are 40 to 55 years old and finally scaling out at the apron or cracking at the old expansion joint. Patio work, garage floor repours, and front walk replacements fill in around that core.
Five services from one crew. Every job gets walked on-site before we quote a dollar figure — Carol Stream lot sizes vary enough that no two estimates are copy-paste.

Backyard entertaining slabs, pool decks, and outdoor kitchen pads. Broom, exposed aggregate, and integrally colored finishes sized to typical Carol Stream rear yards.
Random flagstone, slate, and cobblestone patterns for patios and pool surrounds. Integral color plus color hardener plus release agent, sealed for deicing salt exposure.
Addition footings dug to 42-inch Illinois frost depth, garage floor repours on original subdivision slabs, and basement floor replacements after drain-tile or plumbing work.
Front walk replacements, side paths, step and stoop repairs, and village sidewalk program panels when Carol Stream Public Works flags something in the right-of-way.
Carol Stream grew as a residential bedroom community starting in the late 1950s, with the heaviest build-out running from the early 1960s through the early 1980s. That makes the driveway replacement curve here relatively predictable: if your house is in one of the older subdivisions and the slab is original, it's been through 40 to 55 Illinois winters and about as many rounds of deicing salt. Most of those slabs were spec'd to 1960s and 70s standards, which means 4 inches of concrete, minimal base prep, and no meaningful reinforcement. They held up as long as they did because the concrete mix itself was solid, not because the design left any margin.
When we rip one of those driveways out in Carol Stream, the subgrade story is usually the one that tells us whether the homeowner needs to budget for more than just a new slab. If we find uncompacted soil, buried organics, or a layer of old asphalt patch under the original pour, we explain it, price the correction, and walk the homeowner through their options before the truck comes. The new slabs we pour go in at 5 inches on 4 inches of rolled CA-6 with #4 rebar or welded wire mesh — a spec that should give the next owner of the house a 25-year window rather than repeat the short one.
Carol Stream permits file through the Carol Stream Community Development Department. Driveway and walk replacements are routine. Addition footings trigger a more involved review, but everything stays in one DuPage County filing path, and we handle the paperwork and inspection scheduling on the homeowner's behalf.
Free on-site estimate within 48 hours. We'll walk the property, check what's actually under the old slab, talk through your options, and leave you with a written line-item quote — not a round number off a phone call.
