What Garage Floor Repair Costs in Schaumburg

A crack where one side sits higher than the other, or one that keeps getting wider, means the base under the slab has shifted. Sealing it only hides the problem for a season or two.
Road salt and freeze-thaw. Cars carry in salty slush all winter, it melts into the surface, and the water freezes and thaws inside the top of the concrete until the surface pops off. It shows up first where the tires sit and near the overhead door.
On a sound slab with surface damage, yes. A bonded topping gives the floor a new wearing surface for less than a replacement. On a slab that is cracked through, settled, or hollow underneath, no. The topping follows whatever the slab under it does, and the same cracks come back through it.
We do not recommend it. A new layer raises the floor at the overhead door and at the step into the house, and whatever is wrong with the old slab shows through the new one. If the floor needs more than a surface repair, taking it out and fixing the base is how you get the full life out of new concrete.
Plan on about a week. You can walk on a new garage floor after 24 hours and park passenger cars on it after 7 days. Heavier vehicles and loaded storage racks should wait longer, because concrete keeps gaining strength for weeks after the pour.

Replacing a slab inside an existing garage is treated differently from town to town across the NW suburbs, and a job that changes the apron or the structure is more likely to need one.
